Tenant Find Service Only – FEES
The Landlords’ Fee for our ‘Tenant Find’ service is equivalent to 50% + VAT of the 1st month’s rent. There are occasions when this can be negotiated. Please ask for more details.
Fee for a Contract Renewal – £100 + VAT
Our Inventory Service is no longer provided. The Landlord will have to provide this service directly or outsource to a third-party Inventory Clerk.
The Tenant can also choose to do this at their own cost.
If, on the rare occasion a property is not found in good order when Franklin Cole Properties check in new Tenants, the fee of £100 will be applied. This is to cover time spent organising the necessary clearance/decoration etc. to restore the property to an acceptable and presentable order.
Ideally, we would wish the Landlord to conduct a ‘check out’ inspection after the departure of any previous tenants, leaving enough time to implement any necessary work needed prior to the arrival of the new tenants. For our part, we endeavour to leave a ‘5 day window’ for this to be actioned.
For the purposes of ‘compliance’, check out inspections can only be conducted once all tenants have vacated and the property is unoccupied.
A ‘pre check out’ inspection, together with regular quarterly inspections, is always advised.
